  • The due diligence documentation for the property is made available to you (undisputed land registry entry, compliance with construction regulatory, zoning rules, no outstanding bills on utility providers, etc.)
  • A tour of the actual properties and land plots can be arranged with our staff in Greece

Transaction Phase

Ready to move in properties

Many of our offerings are properties that have already gone through construction and renovation, and can be purchased outright.

  1. You select and confirm the property
  2. We sign a reservation contract, you pay a 5% reservation fee, and we take the property off the market
  3. You provide a set of documents to ensure the transaction complies with Greek regulations (see Document Checklist)
  4. Our lawyer prepares the contract for your review
  5. You sign the sales contract in the notary office. If you are not present in Greece, you provide the appointed lawyer the power of attorney (POA) to sign on your behalf.
  6. You pay the purchase price to an escrow account provided by the notary.
  7. The notary arranges the transfer of ownership and entry into the cadastral registry
  8. After confirmation by the cadastral registry, the payment is released from the escrow account
  9. The purchase process is closed

Off-plan Properties

A popular offering are properties that get newly built on a fresh plot of land in central Athens.

  1. You select and confirm the property
  2. We sign a reservation contract, you pay a 5% reservation fee, and we take the property off the market
  3. You provide a set of documents to ensure the transaction complies with Greek regulations (see Document Checklist)
  4. Our lawyer prepares the contract for your review
  5. You sign the sales contract in the notary office. If you are not present in Greece, you provide the appointed lawyer the power of attorney (POA) to sign on your behalf.
  6. You pay 20% of purchase price to an escrow account provided by the notary
  7. The notary arranges the transfer of ownership and entry into the cadastral registry
  8. After confirmation by the cadastral registry, the payment is released from the escrow account
  9. Subsequent Payments are done when milestones are reached.

All construction related payments are only made after construction milestones are reached. (see below)

Payment Milestones:

  • 5% (reservation fee) at signing of reservation contract
  • 20% (parcel ownership) at cadastral registry confirmation
  • 15% (construction) at building shell completion
  • 15% (construction) at roof and windows completion
  • 45% (construction) when property ready for move-in and hand-over
